I doubt the lender will have any visibility to foreign owned property, unless you disclose it.

Find out where your target market is going for information to make buying decisinos - and then be there, showing off your expertise and why they should choose you.

Because of everyone's expertise on these forums I have already made life changing investments in the last year.

What you do need is knowledge of comps, market rental prices, analysis spreadsheet, funding and visibility on potential properties. 

The more value you can add to others, the more likely they will be to share their expertise with you in return.Best of Luck!

I’m ready to live on my own again and hope to purchase a house that has potential for an ADU.The housing market here is crazy with the median house price at 778k, so I’m also looking into buying and building since that’s something I have expertise in from my work. 

The information I was missing here (or that didn't click for me) is that the accelerated depreciation is not a real estate specific bonus, though I should've realized that based on the cost segregation study.Thank you both very much for your time and expertise!
