Many PMC's don't take the time to track mainteannce history to see if issues are repeated or otherwise have a pattern - even if that pattern is just a bad tenant.So, have a 30 minute chat with your current PMC and ask them to put together a maintenance history for you to review with them.

Rotted floor from leaky toilet rotting walls due o leaking shower valve, and previous owner just ignored. so her floor was taken off, sub floor replaced, new flooring put in, new toilet and vanity and sink, now working on new shower valve and tiles.

In being familiar with what's basically the carpenter side of things as you've described, while that will save you personally in overhead on this kind of rehab, you're still (I'm assuming) going to be factoring in hiring for things that are not in your current wheelhouse maybe plumbing, electrical, laying tile, roofing etc. - so maybe the idea of being the solo contractor on this isn't as realistic?
