Newbie looking for the right path

Hi everyone, 
My background is owning a small fine woodworking business and doing contract based creative direction for a niche corporate brand development firm. A few years ago I was unhappy with how much I was working for how little I was making. I decided to leverage the skills I had developed in corporate marketing/branding in real estate and got my license. I've been slowly building my business as a Realtor specializing in luxury residential, commercial and agricultural property. 

I'd like, in the next year, to begin my own real estate investment portfolio but between turnkey rentals, mobile home parks, BRRRR, flipping, rental arbitrage... I'm not sure which model of investment to pursue.

As a fine woodworker and carpenter whos got a number of years of contracting under my belt, flipping seems like the natural choice. But, time is my biggest issue. I'm currently running my real estate business, my woodworking business and still taking occasional corporate development contracts. So I just can't see how doing a flip would fit in and hiring contractors seems like it would just eat up my potential net. 

I've been interested in BRRRR but again, without the rehab myself is it worthwhile?

Eventually, if I'm making enough money I can justify dropping the corporate gig which would free up a ton of time. But that has to be fleshed out before I can make that jump. 

Just curious to pick the brains of those more experienced than I am. Which investment model can I most easily do in tandem with my Real Estate business? Thanks so much for your inputs.
