In the general Raleigh area, my uncle has just set up his real estate shop/property management so I have a built-in contact.

This provided me with the cash to flip several more houses in the next few years, and happily kept me out of a traditional nine-to-five job for the remainder of my 20s.

I am looking into a multi-use property, meaning there is a commercial space on the first floor (currently occupied by a flower shop), and an apartment on the second floor.

Location wise, it’s one block away from the zip code zoned for the good schools, so it’s not in a dangerous and bad area and It’s very close to a popular small strip mall/shopping center and grocery stores, BUT it is zoned for the same terrible schools as the more dangerous parts of town.

All you will get from him is a remainder interest, which could and probably would be vastly less valuable than a full interest.

How do you think an employer would react if their employees came to them and said, "This pay period, I am going to need half upfront (for hours I haven't worked yet), and then I'll take the remainder when I've worked all my hours." 

Most 'popcorn' has asbestos, it's toxic and you need a certified contractor.If you go DIY,  mask off the room from the remainder of the house, get a GOOD mask, and use the water+scraping technique to avoid raising dust.BAG the scrapings and take to a HAZARDOUS waste site.
