So if you have more than a $786k NET GAIN (not cash, not equity, GAIN) you’ll be able to take the full $500k tax free and then do an exchange on the remainder. 3) For that exchange to work you’ll have to buy an investment, not primary home that costs more than the remaining sales price, and reinvest all the “cash” beyond that $500k.

Am I able to do a seller's finance for the remainder 25% with the owner and then do a balloon payment at the end of my term with both the seller and the harmony lender when I flip the property.

I've been taking RMDs each year as required, and to think that now I am allowed to empty the remainder of the account and move it into my personal IRA without paying taxes on the distribution.....well, that seems to generouse to be true from the IRS....

And given my charges he stands to make about 60% of the of the net profit and I will make the remainder for providing 100% financing for him.. so 100k to 120k for him with maybe 10k out of his pocket. this is just one of about 20 I fund for him per year young guy making bank with a capital partner like me..

The main issue I have is contemplating the baloon payment at the end of the 2nd year and refinancing the remainder with a bank...how can I compute that into calculating the IRR?
