My thought as I read your post was that if you are going to limit your advice givers to only those who flip 5+ a month, you are probably going to leave out a lot of great people who could help you on your journey.Up to you though.....

As another Architect here, I agree with both post by @Alex Furini. 

Another post suggest, taking out equity to the limit where you have to pay taxes and to the level where rent payment is covering the equity taken out make sense.

The second licensed contractor said you have to replace footings and I was glad he did because one footing had been poured on top of a sidewalk so it wasn't even a footing and the correct footing posts were larger than what I had.
