Generally, anytime you get 80% below BPO and/or when it is 50% below principal loan value, most loss mitigators must get an exception signed by a manager or executive.Not trying to take anything away from Rob, because it is still quite a feat to get a 35 day turnaround regardless of the scenario.

marc and vikram, i agree with both of you on the business of flipping....i was merely giving danny a viable option for his first flip....selling owner financed, collecting a decent downpayment and then selling the note or holding for cashflow is a great option for a first flip if you don't get the price you need/want..he can refi with a bank to get most of his cost back as well...the 50% rule doesn't apply when you sell on owner financed...you take a big enough downpayment to mitigate the risk of the buyer walking away, and anything left after you pay your mortgage is cashflow..but i think we all agree that in the business of fliipping, it's better to get your money back and move on to the next rehab for better ROI

There is plenty of money to be made in college towns and if you buy right then these two factors can be mitigated to some extent but I personally don't invest in college towns for these two reasons.

However, please be extremely judicious in using them.The vast majority of my customers who have used hard money loans get away from them, because virtually all of the profit in the deal is mitigated with interest and fees from hard money lenders.I believe @jscott is involved with a flip financing company now.
