It will be difficult with no money, no/inconsistent income, AND no experience ... you normally need at least 2 of those 3 ... perhaps you could work in RE services, like as a RE agent, for example, to earn while you learn and get yourself closer to getting 2, if not all 3 to invest with ...

I worked for a RM servicer for 6 years and only ran into a handful of cases where there was any equity in the property as a lot of the property values were inflated when the loan was originated. 

We love playing soccer, swimming in the summer, and enjoying romps around New England to Cape Cod, Maine, and Vermont.  

The pictures make it look like it has mold, maybe some floor rot on the main floor above the basement.

@Tyreese Gadlin To be clear, are you talking about getting a hard money loan for the down payment, and conventional bank financing for the main part?

Your best opportunity will be a local (ie not a national) bank who will service their own loans (aka that's a portfolio lender).
