Is there any market interest for real estate in Refugio, Texas

I came across a couple of properties in Refugio, Texas one with commercial rights. I mainly invest in the Austin, Texas and surrounding areas so not to familiar with Refugio. Is there anyone that does know  about this specific area? I don't have these properties under contract just yet but have very motivated sellers. Any help will be appreciated, thank you.

@Fernando S.-Refugio is south of Goliad, TX. It really is a pretty nice community, and as you probably know it is mainly Hispanic. Many of the people there were working in the Eagle Ford Shale and as you know that has slowed down, but ag is still very strong. Just like any city, you have areas that you should and shouldn't get involved in. Drugs aren't any worse there than any other south Texas city. Hope it helps.
