I am also a registered nurse as well as a foster parent. 

We've held properties in areas where there was not a branch, but we've been able to find a large network of reciprocal credit unions that take deposits...Walking into the branch is nice now and again...but even lately our credit union is "money-less"  everything is automated and there is no need to interact with anything but a machine...

On another thread 2 days ago, you asked whether you could combine a homestead exemption with a 1031 exchange, and myself and @Dave Foster, among other professionals, tried to answer.Here you just claimed that you already completed a 1031 exchange of this triplex?

I've had less than 5 very brief interactions with them over the years (They are on a corner and their door/driveway is on the adjacent street).

Depending on how much hand holding/interaction your parents are looking for.
