Wholesaling Mentorship and Future Business Partner
Hello! I'm looking for an experienced investor/wholesaler in San Antonio, Texas, that will mentor me during the beginning of my wholesaling journey and eventually be a friendly face to make money and do business with! I'm confident in my understanding and knowledge of wholesaling properties, however, there's always more to learn. I have yet to actually wholesale a property and would deeply appreciate doing my first deal with an experienced investor. Looking forward to getting to know you!

As someone who was once where you are now, dont fail to take action because you think you need someone to hold your hand. If you are confident in your knowledge then take action. Start marketing and talking to potential sellers, start building and vetting a buyers list. Dont sit around and wait for someone to volunteer to mentor you. There is nothing overly complicated or complex about wholesaling. Starting something new can be a little unnerving and the idea of someone experienced walking you through the process is attractive because it makes you feel like you aren't doing this entirely by yourself. I totally get that. But I am going to give you a little bit of a push and say you dont need a mentor. Its a crutch because you dont truly feel confident in your knowledge base. So do a trial run. Take a practice swing at the process. Use that practice run to see where your weak spots are. Do you have a title company picked out? Do you know how to fill out a TREC? Do you have an assignment of contract form? What is your marketing plan and budget? Do you have a script for talking to the motivated sellers? A CRM to organize them? going through the motions will help you determine the parts of the process that you didnt know you didnt know. Ive been doing this for nearly 8 years, I am happy to offer you any advice you might need.
