The other aspect is that while there is a housing shortage in US, it's not in areas like ours. 

Communication is a huge aspect that you should consider.

I have done this sometimes, for a flat fee, and since there’s no marketing, negotiations, showing or other aspects involved, it’s something that can be done for a reasonable flat fee.

My agent, lender, and contractor understood the investing aspect of this deal and were all on the same page.

This is another aspect of business that is going to change because of this pandemic.

Furthermore, the multifamily as a primary residence aspect is outside of my personal expertise and my thoughts contained as many questions as answers.Perhaps @Kory Reynolds (darn link won't work) could provide more clarity and specificity for you.On another notes, you mentioned converting from private to public sewer.

While that may be the case for some aspects, such as more flexibility to work from home or increased adoption of online learning, for many they just want to get back out there.
