The way I see it is if the tenant is paying high gas and electric bills, that's less money they'll have for the rent (and we all know who gets paid first in the utilities vs. landlord struggle).No, I wouldn't install a Bosch tankless water heater (like we have in our personal residence) in a rental home, but I wouldn't put in a circa 1943 boiler that I found in the antique section of Craigslist for $25 either.

The tenant can and will sue you personally because you were the person who negligently failed to fix the slippery sidewalk or dangerous electrical issue.Owning properties in an LLC may protect your from some liabilities, but again, if the plaintiff can show that your personal negligence led to his damages (or if he can pierce the veil of your llc), you will be held personally liable.

I thought he could continue living in his existing house/mobile home, when this all began 8 years ago.He ended up having to move a double wide modular and putting it on its own block foundation, septic, new electrical service,,,now remodeling to bring up to date.City has paid 8 to 10 K per acre for surrounding land back when land was selling for 2kto 3500k now land has doubled.

While it might seem picky, it's a safety issue since most homeowners don't know how to build a foundation or run electricity so the house doesn't burn down.You will not be able to sell this property to a buyer trying to obtain FHA financing.

If I were going to let rent slip to justify the new meters, I would take into account a sub metered average and not just divide out my current bill, as consumption will go down on water, electric and gas.
