Do the government rebates apply to investment properties also? I want to change the windows.

I think most do not apply.
I know windows do not, if you are referring to the tax credit, that is for sure only for your primary residence (or at least owner-occupied properties, not sure what the exact rule is).

I never understand this, since investment properties are often the ones that are often the least energy efficient already... what does the landlord care if the tenant pays the bill? Not that this is my general attitude, but I am not going out of my way and put a fancy tankless water heater or a high-eff. furnace in, for example.
