Do you communicate to the tenants to constantly heat the home to at least 40 degrees throughout the winter months to avoid the risk of bursting pipes?  

With the regular single family home buyer you have to deal with emotional purchases.  

All that being said don't let emotions make decisions for you.

Hard sometimes to detach emotionally from that.  

A lot of their incompetence and insouciance can be excused because they are used to dealing with ignorant and clueless emotional buyers and sellers - but the fact remains extant. 

I will be taking care of the windows (double pane to reduce the noise), but I know that being next to the bridge will be a deal killer for many.Outside of minimizing physical concerns by adjusting price and the windows (the unit has all the bells and whistle a buyer would expect in a neighborhood such as this one), what can I do to minimize or allay the emotional concerns about the train noise?

I'm guessing that since this is your first deal, and you're selling your baby (personal residences always have emotions attached) that you're not going to feel comfortable selling to either of those groups.Your comments about doing this a a lease option makes it sound like you don't know much about lease options.
