In Need of Advice on Selling A Challenged Property in Philadelphia
Hello BPers,
I have a condo for sale in Center City Philadelphia. The condo is located in an historic building in the Old City historic district. It is within walking distance, of the most iconic historic sites in Philly, as well as restaurants, nightclubs, shopping, and the Delaware waterfront. It is in the middle of all the action. Here is the challenge. The unit sits right next to the Ben Franklin Bridge and the PACTO rail line.
While the building is sound proof, you still get some train noise from the windows. I will be taking care of the windows (double pane to reduce the noise), but I know that being next to the bridge will be a deal killer for many.
Outside of minimizing physical concerns by adjusting price and the windows (the unit has all the bells and whistle a buyer would expect in a neighborhood such as this one), what can I do to minimize or allay the emotional concerns about the train noise?
