The 6" exterior walls were built with a product that sandwiches hard foam between sheathing boards so, again, massive R-value.

In essence, its a cost of existing as an entity, and that is an across the board, LLC's S-corp etc.

This would not completely solve the problem as its the original floor boards at 3/4" or so, so I would have to shim the left side also a bit to buy the complete 1-3/8" level. 

I have been doing some serious soul searching and life planning and I discovered that becoming a real estate investor would be a likely path toward genuine freedom (not only financially but spiritually because I want to be happy in what I do) and I have finally been able to get my wife on board, though she is admittedly nervous.

But if the seller signs, I'll pitch it to my buyers list based on the true numbers and if it falls through, then I'll chalk it up to a learning experience. 

Playing the cashflow board games will really educate you on the buy and hold strategy and get you out of the rat race. 

But as I say, I'm sure I'll have a few beginners misconceptions to be corrected by experienced investors.Anyway, that's who I am in short, and I'm glad to be on board.
