If I ambushed my first seller carry I would have missed out on an awesome 15yr relationship with someone that sold me more good properties, became my best private lender and more importantly a friend and mentor of sorts I view deals with and bounce ideas off of.

Agent is doing a very poor job if they are allowing their seller to take an offer for 20k less than you can sell It for.an agent with MLS cast a wider net and has a much easier time than selling  property than a wholesaler.. at least as it relates to just fix and flip properties.there are instances were an Agent and a Seller might not realize hidden value that a sharp investor will know.. this is how we make our money.. mining for gold..
