For Owner Carry-Back, what are the guidelines or rules/ regulations that should be followed? 

The ones that had high rent growth, lax zoning laws, and general buzz about multi family gold mines.  

If they’ve been around forever but only manage 50 doors, that’s a sign they aren’t growing for a reason.Good PMs are worth their weight in gold, but a bad one will wreck your investment.

I went to USC so I bleed cardinal and gold.

Only other initial question I'll leave here is that I'm looking for REI mentors and hope to find a few on BP willing to share a few gold nuggets to those willing to slog it out in the mines the smart or hard way.

The stock market, gold, Bitcoin, and most real estate are all at all-time highs.

Sure I have doubts now that I’m midway through renovations…but I feel the contacts I’ve gained in a new city (electricians, plumbers, etc) are worth their weight in gold.

It seems every market goes through a cycle -- unnoticed potential; early titillation as the potential becomes known; flood gates open and gold rush is on; property prices rise, revenues drop, regulations come in; and finally balance is found.

I was wondering what the best way to structure a deal with seller carry is?
