It seems like this price generates an attractive rate of return, but I have some concerns about the long-term outlook and liquidity of the investment.Some of my concerns:Quality of tenants - this town is generally lower income, and the building is in a lower income area of the town (low of the low).

It has an advantage to a real estate investor in that there are a lot of nearby attractions that draw visitors, Sporting Park, NASCAR track and the Legends shopping district.

I'd leave out the bar-hopper comment, you might attract excessive partiers who skip work and can't pay their rent.Also, it's good that you mention a background check, but you need to list how much that will cost them.

True there is huge demand but if you are dictated by the government on what parts you can use for surgeries and they cut your pricing to the bone for volume it's not longer that attractive of a profession or many.

If you ask about it and complain enough they might give you a discount if you say you won't close and they just want to be rid of it (I would not hold my breath).
