If I could give one piece of advice to anyone in the world, real estate investor or not, it would be read every Thomas Sowell book.  

I just purchased two homes for 43k a piece via hard money loan.  

If you have those couple of pieces in place, the rest will come as a result of the other members of the team.  

However, do you foresee the "gap" between the pieces to cause extensive damage overtime to the joists/below soffits etc...???

Most of my letters come from attempting to solve the pre-foreclosure problems of my targeted leads and making the switch to probate has been more difficult than I expected as far as creating marketing pieces.

Every time I sat down to figure out my message, the lawyer piece didn't seem to make sense in there.

Typically, during due diligence you are allowed to review/audit leases.

It could be detected in an audit or through 1099 filings, I'd think.

Were they gracious to hold the door open for others if they were present.DO they give you an excuse on why they can't give you key pieces of information on the application?

We just went through an audit on a network marketing company my wife does and learned this the hard way.
