Refinancing loans under $50k

I just purchased two homes for 43k a piece via hard money loan.  I now have 2 loans about $37k a piece that I need to refinance.  The lender that pre-approved me forgot about the $50k minimum loan amount on the refinance - Ouch!

I am going to call some local banks tomorrow, but I thought I would ask if anyone has any tips or advice. I am at a 70% LTV.

You can also lump the properties together into one loan to meet the $50K minimum.
