Looking on zillow for past sales, it looks as if she's underwater with her present mortgage and it seems that this subdivision was never finished and it's full of empty lots.

Not only does J's book describe all of the major aspects of rehabbing a house from start to finish, it also comes with a second book that explains how to come up with and estimate rehab costs.Well worth the investment.
