After reading scary amount of books on real estate investing and listening to BP podcasts, I realized that knowing how to estimate an ARV, knowing tips and tricks when doing a rehab project, and having experience in construction or working for or as a general contractor is invaluable.I currently live in Studio City, CA and would love to connect and talk to some contractors, developers, construction managers about their career and how I should go about getting experience in those fields.I am very hungry to learn more and want to gain more hands on experience.

As such, I assess the % of neighborhood turnover by evaluating things in person.If you want to start with looking at city data to get a grasp on macroeconomic trends and the job market, I think that's great, but once you hone in on a specific area I would suggest investing the time and money to travel out there and get a feel for specific streets before you put money into a deal.
