The house is a converted SFR, turned into a duplex, with converted garage, making it a Triplex basically..The county (Jackson county, Kansas city, MO) is still showing SFR in public records.

However, during the last walk through today we discovered more damages to the dry wall in the garage which was covered earlier by their furniture and wasn't caught by us or even the inspector and they haven't put this in the disclosure either.

My option price was $53,500 which was the underlying loan balance.There are only 15 years left on the mortgage.The house is worth $120,000 fixed up.It needs about $7,000 in repairs to be in top-top shape.This is a two story house.It’s a 4 bedroom + office, 2 bath, 2 car oversized garage house on about 1 acre.It also includes a separate 2000sf metal building with an office.It even has a view of a lake from the 2nd floor.

With a creative eye and quality modernization, i could get 30% increase. 

A few days ago we went undercontract on a mid century modern home with a large amount of untapped potential.  

I can't help you with the property manager but there are a few things that make me think it may be a not so good tenant all the sewer rotorooter issues, cutting the lawn, and the garage door openers.
