County is is showing SFR when the home is MFR

Im in the process if gathering info on a potential deal. The house is a converted SFR, turned into a duplex, with converted garage, making it a Triplex basically..

The county (Jackson county, Kansas city, MO) is still showing SFR in public records. According to the listing agent, the property is zoned for MFR and all work had permits pulled and is up to code.

Also, the house has changed ownership with the conversions completed.

My agent is rightfully apprehensive about making an offer.

whats my next move? 

I want the property, it fits what I need but I do not have the capital to deal with huge issues.
