Further guessing, based on other posts at BP from landlords in the Memphis area regarding such buyers and the properties marketed to them, would have me assume the rent for her property is probably $700-$900/month.  

You never know when that can be the tipping point.

Maybe the Kansas City market, but I think your price per pound will go much further in both your local markets and are good rental markets overall.
