Has it always been a competitive AirBnB market there or is it more of a factor that AirBnB nationwide are lagging?

I can imagine Portland to be pretty competitive.

Reed offers excellent customer service and CMG is very competitive from a rate and fee standpoint. 

You absolutely need a thorough inspection.The road into the neighborhood is lined with decent looking small apartments that will be competition for qualified residents. 

I just don't have the increased competition that the 2/1 and 3/2's have picked up over the past couple years.Lastly, the vacation rentals take work. 

What is your current competition?

I haven't seen any of the shadow inventory that was anticipated in our area but maybe it's on it's way.Even at sheriff sale there is very stiff competition and due to the complexities of the due diligence required I view the bidders as highly sophisticated buyers.

My houses are cleaner, fresher & better maintained than the competition, which effectively makes *every* AVM inaccurate, they're always too low.

Depending on the City and area, there's a heck of a lot of competition out there.
