I have framed it in my head as a slightly more expensive than usual Wholesaler.Here in Australia we also have stamp duty the buyer pays which is typically 3-4% of the sale price.Anyhoo guys, keen to hear your thoughts!

I'm still active duty therefore I can't go all in on a fixer upper because my schedule and availably is unpredictable at this time so I'm targeting new builds to keep maintenance expenses low.

(Better to just email/call my mom - she doesn't do the forum thing as much as me.)I agree with @Eric F. that it is difficult to meet BP "ideals" on listed properties -- mostly because agents have a contractual, fiduciary duty to get the highest price for the sellers, even if it's a bank.
