The only differences between my house and the one sold are I upgraded the following: a/c system, luxury vinyl plank floors on the first floor and small items such as pull knobs in the kitchen and interior/exterior door knobs.

My recommendation would be to find a an SFR somewhere between Sneads Ferry and Northern Wilmington and maybe do some live-in upgrades.

If I force appreciation with upgrades, should I already calculate the potential increase in taxes into the analysis or just assume that the +/- 5% increase will continue?

Also upgrading the Buildings with new Garages with EV Charging and Solar Roof on tenants own meter first $100 of electric is included with rent then utility bills them.

After purchasing the property at the beginning of 2020, I did my due diligence to screen and find tenants and I’m so glad I took the care I did during that process because my tenants have been fantastic (pay rent on time every time, neat and clean, respectful, take great care to their portion of the backyard, have asked to make small upgrades and executed them nicely, etc.)
