Advice on retaining great tenants

Hello BP community!

I am a first time landlord that owns a duplex in Denver. I live on one side and rent the other side out. After purchasing the property at the beginning of 2020, I did my due diligence to screen and find tenants and I’m so glad I took the care I did during that process because my tenants have been fantastic (pay rent on time every time, neat and clean, respectful, take great care to their portion of the backyard, have asked to make small upgrades and executed them nicely, etc.) The reason I am writing this post is because I will need to send them the option to extend their lease next month and want to explore the different options I have as a landlord to value and retain them. I am especially trying to be mindful of the current pandemic stress. I am seeking advice for going about this upcoming lease extension and/or tactics that have worked to retain great tenants for those of you in the past!
