Addition on 2 4 unit buildings to 5 unit with EV Charging

I can now remodel and add an extra 1,100 sq ft to each building for a 9th and 10th unit only have a mortgage

on one Building so can raise additional money easily to do the build-out. Also upgrading the Buildings with new Garages with EV Charging and Solar Roof on tenants own meter first $100 of electric is included with rent then utility bills them. As California moves to outlaw new internal combustion engine vehicles from being sold in the state by 2035. What premium over the same size units do you think I should charge. will be able to rent at a premium as EV car owners now have already asked.
