Ultimately the final decision is yours, however it is very important to be as educated as possible.

@Mindy Jensen the LLC question comes up so often, that it should have its own dedicated forum category "Should I get an LLC" or a sticky "Ultimate LLC Thread".

Unless the seller provides a fully amortized loan, the ultimate goal is to bring the property and the borrower to conventional standards, that also applies to any future buyer. 

@Shawn Corcoran I really like that idea for the voucher program, very creative especially since being in front of renters who can ultimately become buyers later on can work out well, I will check that @Timothy Grothuesmann Great advice with the VFW's, I might even consider trying to get a hook up in the local naval base maybe to do a seminar for veterans.

If that makes sense.I currently reading the Ultimate Beginners Guide for Real Estate on here and its got loads of information i just don't understand. 

Ultimately, the town average price range is significantly higher than this house is priced - so it is already almost a steal for people looking in the millionaire's hideaway with their millions of dollars.

So I started using the Ultimate Beginners Guide, and here's what I have so far.Education.There's a lot of stuff on here, and I'd like to aim my education in the right place.

So, one needs to be creative and collaborative to get deals in contract and ultimately to the finish line.
