Can someone familiar with Wash State laws regarding lead paint testing/disclosures fill me in on my responsibilities as an owner of a rental property?    

I am new to the Wholesaling business, and I know that direct mail is the best way to reach potential clients, but what are some of the best ways to obtain lists to reach clients? Thanks in advance.

If you are really interested in a particular market go visit it and meet with potential team members (realtors, wholesalers, contractors, property managers, etc.).Having an intimate knowledge of an area will lead you to making the most profitable decisions.

This probably isn't newer construction (post 1995), so my experience leads me to believe that a $15k rehab is probably not realistic OR that more work is required than proposed in order to get the $120k ARV.If it's the Castleton house, I think you've left off money for updating the landscaping, updating light fixtures, redoing the basement, kitchen appliances, etc.  

Any thoughts, insight, tips, tricks, or leads would be greatly appreciated!

But, a realtor would have many leads we will never see so that will be our next step.

Are there other sites to scour for potential motivated seller leads?

And I totally get that price is an issue, but what about you save $100 but we exclude any allegation of lead paint poisoning, is that worth $100?
