We live in an on demand society, movies, food, transportation - we order it when we need it.

@Jessie Kristie we have bought 8 the past 2 months and still buying.As @Caleb Bryant mentioned sellers are starting to realize the market is shifting.

The market conditions are shifting though, and we are bound to see that shift in appraisals over the next 6-12 months so keep that in mind as well.

It can also help us anticipate changes in the market, such as shifts in demand or new regulations that may impact our investments.But data alone is not enough.

If this goes well, I will likely shift my focus to acquiring student rentals in my target area.  

I own one residential rental property but I would like to shift my investments to commercial properties (multi-family and apartment) in Edmonton, Alberta.
