Very few capital improvements have been done in decades, mechanicals are on their last leg and it turns more into a game of musical chairs with investors trading them, you don't want the music to stop when you own it or you might be putting in 2 of everything. 

Hopefully this will prevent me putting the cart before the four legged quadroped.We have enough cash that we could have had 70% equity from the start.

Currently doing 10-15 flips at the same time in Broward, Palm Beach, Dade and Orange County in FL. 

If you keep a lot of the dark brown then I could see going with a lime green or bright orange front door.

Some people don't mind just letting a friend get a leg up and the deal still workout for them too. 

Work from home/anywhere means that people needn't pay an arm and a leg to live close to downtown anymore.What caused the 2006-07 property crash forgotten by many isn't the subprime mortgage crisis, which was merely a symptom.

Obviously I'm not asking anyone to do the leg work for me,  and realize I still am going to have to do my share of due diligence, just curious if there's any current players in the game that had any insight on this.

I made a deal with my wife about a year ago that if we sacrificed some things we had already put off and she waited that extra year for another vehicle(the last one was on it's last legs), I'd get something nice for her, nothing new but nice and dependable.
