Can I ask your opinion about this train of thought?

Don't tell the trashy tenant that the good tenant complained though or anything like that.I've had some similar situations and have tried teaching and "training" the tenant, always respectfully. 

He is having trouble doing so, as he is not able to change that section via an online DOTLOOP contract.
