Besides financials, what else should i look into for multi-family
i am evaluating a multi-family investment opportunity in Houston. The financials make sense. What other key factors should I look into?

You are buying the tenants.
I was interested in an 18 unit. I parked in the center a while and just looked around. After the 3rd smoker came out to walk their pit bull, I said hard pass. No normal numbers like a cap of 7 make me want to buy a tough tenant class, but that's just me. My last rough ones I bought at a 14 cap and re-stabilzed.
