They also look for a good credit score ... so even if you prefer cash I'd get a credit card and pay it off in full every month to establish good credit history (and reap some good cash back or bonus point type rewards).

One suggestion you could give your PM, is give a monetary value I.e; gift card for outback, $50 off lastMonths rent etc,,, people tend to be a little more flexible

I went to a free seminar on "making money in real estate", which was really a live infomercial to get you to sign up for one of several guru programs for $ 5,000 plus (AND they accept credit cards!).
