Thanks, Rich CRichard, I know your question was to Michael, but wanted to add that age of dog is not really a factor (after puppy stage -- I don't allow puppies at all, will consider a year old if very well behaved) An untrained 3-year-old, 25-lb beagle can do more damage to a property than a well-behaved 80-lb lab ever would, so weight being a limiting factor in people's minds always surprises me.

What you want to be able to do is to find the locations that are just in the beginning stages of a redevelopment and where people are able to buy, gut renovate, and turn into an amazing profit.
