My hubby and I have e been landlords for a while now with a few different property types so we have a little experience but are now looking at a 25 acre parcel for a subdivision.  

My understanding is: the property becomes Sch-E qualified "when put into service", which means you advertise is availability as a rental.Property A (dec.15) would be claimed for expenses and no incomeProperty B does not qualify for any thing except closing costs.But check with your CPA for accuracy on this

I know this is in large part due to the strong Denver market, but pricing a property correctly is also a huge component.Just remember, without the MLS (at least in our market), you are only exposing your property to a small percentage of potential buyers - multiple offers = strong negotiation platform.
