It's hard for me to agree with others who say these are "scams" or a waste of money.

But I think you need to hook up with people with money to fund a business plan that devotes decent $$$ to marketing every month AND to fund deals.

It's hard, but it's important to really understand the process and only work with professionals (there are a lot of people out there scamming folks in this situation).
