My notes and deeds and original property files were in a basement vault.Backup files.Keys are another issue, I had keys numbered (so if they were lost no one knew what they went to) and then a key register in my office locked up.

I find this one pager gives landlords leverage as it's very quick and painless and with a couple signatures you can lock them up for another 12 months and tenants tend to just sign quickly and move on even if your rental bump is a tad bit high.

Using a login system for tenants and prospective renters is doable but I dont know how effective it would be since it wouldn't be optimized for search engines with everything locked down.Rob, excellent job with your website, seems like the way to go with just listing available properties and not your entire inventory.BTW, check out this portfolio, I guess he isn't afraid of lawsuits:http://www.trump.com
