How to enter into a home that is Vacant with Owner Permission?

Hello, we have a owner who wants to sell us their home and it is vacant. The problem is, they are out of state, but they are willing to give us access. Is there a way to have them sign a agreement to let us in the house? I believe a neighbor may have the key. Thanks.
