As @Karen Margrave pointed out, it's really just connecting enough attractions and potential conveniences any vacation renter would want.

It seems like this price generates an attractive rate of return, but I have some concerns about the long-term outlook and liquidity of the investment.Some of my concerns:Quality of tenants - this town is generally lower income, and the building is in a lower income area of the town (low of the low).  

That's a breath of fresh air in America today!

The mother's behavior concerning the men she attracts will tell you alot about her character (and the possible men who may end up residing in your property). 

It has an advantage to a real estate investor in that there are a lot of nearby attractions that draw visitors, Sporting Park, NASCAR track and the Legends shopping district.  

If it doesn't make sense, find another partner if possible.You're right, 100% of zero is not attractive.

If you have cash, you'll have no trouble attracting attention :) SFH are rough in MA.

I'd leave out the bar-hopper comment, you might attract excessive partiers who skip work and can't pay their rent.Also, it's good that you mention a background check, but you need to list how much that will cost them.

When I started reading this I was thinking " I didn't do much for my business today", but as I read it occurred to me that I breathed a huge sigh of relief that funds hit our account today from last week's re-fi.

True there is huge demand but if you are dictated by the government on what parts you can use for surgeries and they cut your pricing to the bone for volume it's not longer that attractive of a profession or many.
