While most investors seem to expect the Fed to stop raising interest rates around the 3.5-4.5% range there is a lot of evidence (required financing for both federal deficit and national debt) that would indicate rates could raise much further than most people are anticipating.

I cant speak to financial aspects, but I will say that if you invest wisely in a good property in a good area and rent to good tenants then time spent on site and in tenant interaction can be low.

They do a pretty good job of due diligence on a location and they invest a lot of money into their stores, so they don't anticipate a failure there, so they wouldn't go into it to begin with.IMPORTANT: Does the lease allow them to cancel ANY TIME AFTER 5 years or just within a certain amount of time after the 5th year?
