Newer Member Looking for some advice.

Hello Everyone,

My name is Michael Mehaffey and I am sort of new to Bigger Pockets I usually  use it as a reference but enjoy reading topics so I figured I would interact. I am An electrical contractor in Pittsburgh, PA. I also have a company for Investing in real estate.  I flipped one house so far and at the same time started my electrical business about 4 years ago so unfortunately I had to put flipping aside and regret doing so. If there are any tips anyone can give I would highly appreciate it. I know the market pretty well in my area and every now and then I find some good deals. My first Issue I guess would be funding and is there a reliable hard money company or private money out there that is reputable. My 2nd question does anyone have good experience in court house auctions and is there a way you fund them with out using your own cash. If there is any wholesalers in the Pittsburgh area please let me know. Thank you for any input.

Hi @Michael Mehaffey

There area few reliable hard money companies locally. You can find them at the REIA and ACRE meetings usually. I also have talked to GMA funding before and like them.

@Jim K. gave me a lot of good info on courthouse auctions before. He has a good grasp on the process so he's someone I would connect with.

My main tip would be to just keep moving towards your goals. I always try to do at least 1 thing each day that helps me get towards a more organized system, another property, or to decrease expenses on my portfolio. I write it down in the morning and make sure I'm able to accomplish it by 5PM that day (or make significant progress). Most tasks take less than 20 minutes, but the accumulated impact is pretty large. So that's the first thing I would start doing to get another flip or rental under your belt if that's what you want to do.
