New Family Dollar question good or bad

Hi, I am in the process of purchasing a Family Dollar. It's a new building with a good CAP rate in a small town. My only concern is an out clause in the lease that allows it to be cancelled in 5 years if sales don't average a certain amount per month for the 12 months before the end of year 5. Initial sales are 33% off the desired monthly sales but don't include holiday sales. Doe anyone have experience in regard to how long it takes for a Family Dollar to scale store sales and how often new Family Dollars fail?
