The property was completely renovated this year, so there shouldn't be any significant maintenance costs, but insurance and taxes are quite high because this is a 3 unit plus additional coach house with garage on first floor and unit on top floor.

Even if you pay them, they will have bigger fish to catch than you who can't contract with them following your guru step by step methods. That means you need to learn real estate, there is no guru that teaches real estate that I know of, nor do most mentors or coaches, they reach in your pocket to provide a service, not an education in valuations, or the basics you must know before you can even value a property.

Where to find an advanced Business/Real Estate Investing Coach?
8 April 2016 | 3 replies
My business partner and I have decided that we want to hire a business coach with a specialization in Real Estate Investing to help us take a look at our business and help us grow and become more efficient.I say "advanced" because we will do 50+ deals this year (both flips and rentals) and would really like someone who can take a higher level look at our entire company and help us optimize it.If anyone has any suggestions I would really appreciate it.We are in the Columbus, Ohio so someone close would be great but obviously that may be tough considering the specialization we are looking for.
