I could easily imagine a provided ladder could/would be used for less-than-emergency situation (e.g. changing light bulbs, installing decorations, epic rail shots, etc.)

It would be cool to install solar panels on top of all your rental properties and make additional passive income off them by charging the tenant for what they use and whatever else you sell back to the grid!

Wow ... mine seems pretty tame, but odd nonetheless.I had a tenant bring his own water heater (electric) and ask to have it installed in-place of the gas water heater for the unit.

True story & it may be a niche for you....Years ago when doing contract work at a GE installation (yep those 15 hr days) the little family run restaurant was a big hit.

If not, I would put down 6 mil vapor barrier, run nailers as John suggested, and install foam panels between nailers so entire floor is supported.

Installers in general recommend their install on a new roof.We got our panels when we put on a new roof. 

For what it's worth, installed this product in my property and it looks fantastic.
